The purchase of a home is usually the single most expensive purchase an individual will ever make. The buying of a property however can be fraught with all kinds of serious difficulties: subsidence, dry rot, damp, unsafe alterations to the fabric of the building. How is the average person to spot these potentially disastrous problems when looking to buy a house? Most people rely on a Building Society Survey but few realise the limited value of these surveys designed specifically to protect the investment of the lender not you the borrower!
There is much confusion regarding the control of asbestos in non-domestic properties. This is not helped either since the Health and Safety Executive Have changed the way asbestos surveys are to be conducted. Previously there were 3 types of surveys possible known as a Type 1 Survey, a Type 2 survey, and a Type 3 survey. These have now been replaced with just Two surveys. Now under the new regulations either a ‘Management’ survey is conducted, or a more intrusive ‘Refurbishment/Demolition Survey’(more information below).
